Description:SUMMARY / OBJECTIVEThe Property Maintenance
Technician will perform grounds cleanup/maintenance, preventative
maintenance, repairs, apartment turnovers, and janitorial tasks.
Technical expertise in one or more building trades highly desired.
As a part of the on-site team, the Maintenance Technician will
demonstrate a high standard of cleanliness, customer service, and
will maintain a hazard-free environment. This position reports
directly to the Maintenance Manager.Requirements:ESSENTIAL
FUNCTIONS
- Complete basic maintenance repairs, thereby avoid hiring
outside contractors when possible.
- Inspect and maintain maintenance equipment to assure proper and
safe conditions at all times.
- Check and maintain cords, connectors, plugs, etc.
- Snow Removal when needed.
- Fill out and turn in all appropriate paperwork as requested by
supervisor.
- Remodel common areas and apartments when instructed by
supervisor.
- Assist with on-call rotation duties when needed.
- Stay up to date and familiar with guidelines for the HUD REAC
program, and help to maintain the building in a REAC-ready
condition at all times.
- Complete all required documentation in Property Management
software Yardi.
- Complete or follow up on work orders on a daily basis
- Follow up on back logged or incomplete work orders.
- Record and completely fill out applicable information on work
orders.
- Turn in completed work orders; keep track of incomplete work
orders.
- Work orders include but are not limited to the following
tasks:- Plumbing repairs- Electrical work- HVAC work- Setting up
for programs- Preventative Maintenance- Changing Light bulbs-
Making keys, installing locks, re-key locks- Miscellaneous repair
work in common areas and in apartments- Moving furniture- Assist in
the completion of work orders from semi-annual inspections.

completing timesheets/requesting time off, and web access.

run errands, travel between properties as needed.

- Flex schedule is available (i.e. 4-10 hour days versus 5-8 hour

- Negligible for running errands and traveling between properties
as needed. EDUCATION AND EXPERIENCE
- Education: High School degree or equivalent and technical
training/experience in a building trade required.
- Experience: 2 years or more in skilled maintenance work

background noise to answer pages, phones, etc. Must be able to

detail with moderate interruption. Must be able to attend to a
task/function for more than 60 minutes at a time. Must be able to
understand and relate to specific ideas several at a time and
remember multiple tasks/assignments given to self and others over a
period of several days.Environmental Conditions: Frequent exposure
to seasonal conditions in outside weather. Occasional exposure to
grease, oil, chemicals, toxins or poisonous materials, dust, loud
noises, high humidity, and electrical or mechanical
hazards.Equipment: Frequently required to operate power tools, hand
tools, lawnmower, and other garden tools, snowblower, cleaning
equipment, circuit tester, paint sprayer; etc. This list is not
exhaustive.
